North West Auckland Rental Market Update: July 2026
After several years of significant change, the rental market across North West Auckland is beginning to settle into a more balanced pattern. While tenants have a little more choice than they did this time last year, good-quality homes in suburbs such as Hobsonville, Westgate, Kumeū, Huapai and Te Atatū continue to attract plenty of interest.
Across Auckland, rents have largely stabilised, with the median advertised rent sitting at around $660 per week. Rather than the volatile increases and decreases seen over the last two years, we're now seeing a market where realistic pricing and well-presented properties are making all the difference.
Realistic pricing is leasing homes faster

Renter engagement remains well ahead of where it was this time last year. Affordability is playing a big part in the decisions tenants are making, so properties that are priced correctly from the beginning are attracting stronger enquiry and leasing more quickly.
That reflects what we're seeing every day. Homes that are clean, well maintained and presented professionally are still leasing well, while properties that are overpriced or need attention are taking longer to find the right tenant.

Demand across the North West stays steady
North West Auckland remains a popular place to live, thanks to its growing communities, improved transport links, expanding retail centres and access to schools and employment hubs. These factors continue to support steady demand for rental homes, particularly for families looking to settle in the area for the longer term.
McIntyre says there are also signs that uncertainty in the housing market is encouraging some would-be buyers to continue renting.
We're finding that many people who had planned to buy are choosing to wait a little longer before making that move. That means demand for quality rental homes is remaining steady, particularly in the North West where people want to put down roots while they consider their next step.
